How to find an apartment in Porto Alegre

Portals, real estate agencies (imobiliárias), WhatsApp groups, and the questions that keep you off a flooded ground floor.

Finding a long-term rental in Porto Alegre is slower than the listings suggest and faster than Rio or São Paulo. The bottleneck is often not having a local guarantor (fiador).

What things cost in 2026

A one-bedroom in the centre averages about R$2,450 on Numbeo (August 2026). Add the condo fee (condomínio), usually R$400–R$1,300 in the wealthier neighborhoods, and a share of IPTU.

Sale prices in the most expensive neighborhoods are another world: Jardim Europa around R$18,900/m², Moinhos around R$15,700/m² (Loft, January 2026). You do not need those numbers to rent, but they explain the asking prices.

Use the rent budget tool. Agencies want income of 3× the rent.

Where to look

  • ZAP Imóveis and Viva Real are the default portals. Filter for “aceitam seguro-fiança” (accept rental guarantee insurance) if you have no fiador.
  • QuintoAndar offers a digital lease without a fiador and manages the guarantee. It has fewer listings than in the Southeast, but the process is simpler.
  • Real estate agencies (imobiliárias) still control much of the local inventory. You may end up messaging a person named Márcia on WhatsApp. That is normal.
  • Facebook / WhatsApp groups: “Alugo POA”, university groups, and expat groups. They are fast, but many sublets will not give you proof of address (comprovante de residência).
  • Walking. In Cidade Baixa and Bom Fim, paper signs still appear on gates. Aluga-se. Tratar 51 9…

Ignore anything that asks you to PIX a deposit before you have seen the keys.

The documents they will ask for

  • CPF and RG (or passport + CRNM)
  • Proof of income: the last three pay slips, or pró-labore / a tax return if you are PJ
  • Proof of address (comprovante de residência), even a hotel bill while you search
  • A guarantee: guarantor (fiador), security deposit (caução), or rental guarantee insurance (seguro-fiança)

No Brazilian work history? Try QuintoAndar, a larger security deposit, or a year paid up front. Some landlords accept the last option; many agencies do not.

How a viewing works

You message. They reply hours later. You see the place with a corretor who has three other units on the same block. You look at:

  1. Floor number and 2024 waterline. See floods.
  2. Damp, mould, and the south-facing wall. Winters here are wet. North light is gold.
  3. Building management: ask what the condo fee includes: water, gas, heating (almost never), elevator, and weekend noise rules.
  4. Noise. Cidade Baixa on a Friday is a different city. Visit at night.
  5. Bus stop and hill. Porto Alegre is not flat. A “15 minutes to Centro” listing can be a 15-minute drive.

Contracts

Standard residential leases follow the Lei do Inquilinato (8.245/91). Typical term is 30 months. You can leave earlier with 30 days’ notice, but you may owe a penalty of a few months unless the contract says otherwise. Read that clause.

Never skip the vistoria (entry inventory). Photograph every mark. The fight at the end is always about the paint.

Furnished vs empty

Long-term rentals are usually empty. “Mobiliado” often means a bed, a fridge, and a stove that was already there. If you need furniture, look at Mercado Livre, OLX, and the used shops on Avenida Independência. IKEA is not in Porto Alegre. Tok&Stok and Mobly will deliver.

Scams

  • Rent that is 40% below the street.
  • Landlord abroad who only communicates by email and wants a Western Union.
  • Listings that reuse photos from Moinhos for a unit in Restinga.

Meet at the building. See the keys turn. Pay the agency or QuintoAndar, not a stranger’s CPF.
